Luxury kitchen remodels range from $80,000–$250,000+. Master suite additions run $150,000–$400,000+. We provide detailed, itemized estimates after a free site walkthrough — never a ballpark that surprises you later.
We offer both depending on project scope. For well-defined projects with complete architectural drawings, we can provide a fixed-price contract. For complex builds or design-build projects where scope evolves, a cost-plus structure with a transparent budget cap often serves clients better. We walk you through both options and recommend what best protects you.
Our estimates include all labor, materials, subcontractor coordination, permits, inspections, and project management. What can vary: client-selected upgrades during construction (appliance changes, material upgrades), unforeseen structural conditions discovered during demolition (common in older homes), and scope additions you request mid-project. We document every change order in writing before any work proceeds — no surprise invoices.
Yes. A typical payment structure is: 10–15% deposit at contract signing, then milestone payments tied to specific construction phases (foundation, framing, rough-ins, drywall, and final completion). We never request large lump-sum payments in advance. The schedule is clearly outlined in your contract.
